Orcheton Mill - 18th Century Converted Watermill

Located along an ancient Devon lane in an Area of Outstanding Natural Beauty, this 300 year old cottage with its five acres of grounds is the perfect spot for families or couples looking for a special rural getaway. The large comfortable house contains three double bedrooms, two en-suite, one twin and one single. The living and dining areas offer great entertaining space, with wood burning stoves and original features such as flagstone floors and wooden beams that previously supported the mill machinery. Although no longer working, the water wheel and leat (moat) are still present - evidence of its industrial past.

 Bedroom 1, the master, is dual aspect overlooking the pretty courtyard and lawned garden. It boasts a kingsize bed and has an en-suite bathroom.

Bedroom 2 again has a kingsize bed and overlooks the courtyard. Bedroom 3 has twin beds whilst bedroom 4 is a small single cosy room.

Bedroom 5 is in the converted barn annexe. This has a king size bed and luxurious en suite bathroom. The annexe also has its own private patio, entrance porch and tea making facilities. 

Bedroom 5

The fully equipped Kitchen includes cooker, hob, dishwasher, two fridges, one with small freezer compartment and microwave with ample cupboard space and work surfaces. There is a door leading out to the pretty gated courtyard garden with outside seating and Weber bbq (charcoal not inc).


The large comfy living room has a fabulous wood burner, perfect for snuggling up in front of on cold winter nights. There is a large wall mounted flat-screen TV, DVD and Blu-ray player. The owners have thoughtfully provided a stock of DVD's. Wi-Fi broadband is available as is a payphone. A stereo system to plug a tablet into is also offered. There are two large sofas, two armchairs and coffee table.

There is great opportunity to feast well in the dining room which houses a beautiful long wooden table with seating for eight. This room has the original flagstone floor and there is a large wood burner. You can also access the lovely courtyard from here. 

Dining Room

Outside this characterful property is a gated pretty courtyard garden with access from all living and kitchen areas. There is seating for eight as well as a millstone occasional table. To the front of the mill is a large flat lawn contained by a wall. There are so many places to sit in the grounds whether it is on the large sun trap patio area in front of barn (NB. downstairs of barn is currently not open) or on many of the occasional bench seating hidden around the grounds. There is also a small patio and outside seating in front of barn annexe bedroom. All in all there are 5 acres of private orchard, woodland and grass terrace. The 2 acre gated and fenced field has a small stream running along the bottom, which often contain sheep.

Outside Orcheton Mill

Orcheton Mill is a magical, much loved, blood pressure reducing, relaxing haven where you can do as much or as little as you want.

PLEASE NOTE children must be supervised around some areas within the grounds such as the streams, the millpond (now the Orcheton Mill nature reserve), and the steep bank next to the house.  

Saturday Changeover but we can be very flexible!

Arrive: After 4pm
Leave: Before 10am

DOGS: Love them but we must charge £25 per dog per week/part week for the extra cleaning. (max 2 dogs only)
