Spes Bona

Spes Bona is a lovely 4 bedroom detached property located in the village of Noss Mayo in the beautiful South Hams in Devon.

Occupying an elevated position close to the Church, Spes Bona enjoys fabulous 180 degree views of the Yealm Estuary. It is a spacious and comfortable holiday retreat for large groups or extended families who are looking for something that is a little bit special.

Spread over two floors, Spes Bona comprises 4 bedrooms, 3 bathrooms, 2 living areas, a spacious kitchen/dining space, a laundry/boot room and stunning decking area perfect for enjoying long summer days.

The first floor has a large welcoming entry hallway.

The snug room has a Smart TV on which you can enjoy terrestrial TV as well as access your Netflix account and BBC iPlayer, and provides an intimate sanctuary to curl up on the L shape lounge sofa for a relaxing night in.

Take the corridor down the hallway to the open plan living space complete with sofa, armchairs and gas fireplace.

The newly refurbished kitchen is complete with all the amenities you would expect for entertaining including a large fridge freezer; range cooker with 5 hobs and 3 ovens; wine fridge; Nespresso machine; integrated microwave and breakfast bar.

Strategically placed in front of the picture window to absorb the fantastic views is a large wooden table that comfortably seats 10.

Dining Room

2 king-size bedrooms both with ensuite bathrooms are accessed on the top floor.

The ground floor comprises a utility room, complete with washing machine, that is accessed via a partly glazed back door. From here you can easily access the shower room which is great if you are just returning from the nearby beach covered in sand.

There is also a bunkroom with a double bed on the bottom with single bed on the top bunk.

There is also a children's library and a small play area with a select number of toys available for your child's use. A travel cot and highchair is also available upon request.

Step outside to the large decked area with a gas barbecue, with stunning views up and down the river. An ideal place for a spot of al fresco dining!

Spes Bona has Wi-Fi and a telephone for incoming calls only.

The pretty village of Noss Mayo is hidden away on the southern bank of the Yealm estuary. A short walk away is the well-known and popular pub, The Ship, which serves excellent food and is a great place to watch all the comings and goings on the river. A good second pub, The Swan, is also nearby for variety. There is also a lush green playground where children can spend hours entertaining themselves as well as public tennis courts a 5- minute walk down the road.

Across the water, which is a short distance by foot across the causeway using "the Voss" when the tide is down (when the tide is up and there is no access to the Voss and it's a 30 minute walk / 5 minute drive) is the larger village of Newton Ferrers. With all the necessary amenities you could require - a local Co-Op, ATM, well stocked butcher and Post Office - Newton Ferrers also is home to the Dolphin pub and the Yealm Yacht Club providing you with yet more watering holes. 

Noss Creek

These ancient and secluded villages are an ideal location if you're looking to get away from the hustle and bustle of daily life and simply 'mess about on the river'. Hailed as one of Devon's more quieter, picturesque beaches, Mothecombe beach is a short drive away.

Coast Path

The estuary is home to flocks of migratory birds as well as many native species. There are also plenty of opportunities for walkers and ramblers to explore the area, with the Coastal Path on three sides and the Noss Mayo's own special walk, ironically known as 'The Drive'. The estuary is also great for sailing and if you're an angler, the fishing is excellent.
